Computer-Based/On-Line Courses School Policy Manual

Statement of Policy
Background: America's Real Estate Academy, Inc. (AREA) computer-based courses offered are authorized by the Georgia Real Estate Commission (Approval Number 2786/School Renewal on 12/31/2005) and the Georgia Real Estate Appraiser's Board (Approval Number 2787/School Renewal on 12/31/2004).

Instructors: Home study courses are independent study programs and therefore, do not have real time instructor presentations. However, an instructor is available to answer questions regarding the course material. The instructor for the home study programs is Dick Viti and he can be reached by telephone at 770-591-5552 or by e-mail at DickViti@area-ga.com. Mr. Viti is a real estate broker, appraiser, and home inspector and has a broad background in all real estate fields pertaining to the courses offered. You may obtain additional information about Mr. Viti's qualifications by visiting AREA's website at http://www.education-area-ga.com/

Entrance Qualifications: Admission for all real estate, appraisal, and home inspection courses is limited to students who are: 1) at least eighteen (18) years old; and 2) high school graduates (or holder of a general educational developmental equivalency diploma).

Requirements for Completing the Course: To complete the course and receive your Education Certificate, you must successfully complete the following requirements: 1) Complete ALL lessons in the course by answering each question correctly at least twice. Most questions are timed and need to be answered within the prescribed time for credit. 2) Return a signed Student Affidavit AREA, which is provided with your course material. The student affidavit is available online for an Internet delivered course and available on the CD-ROM upon completion of a CD-ROM course. 3) Pass the course final examination, if one is required (see Appendix A and/or B).

NOTE: Students taking the SALESPERSONS PRELICENSE COURSE must complete homework assignments, send them in for grading with the signed Assignment Completion Statement, and receive a passing grade on each before taking the final exam. Please see subsequent Homework Section for a complete list of homework assignments.

Grading: If a final examination is required for the course you are taking, state law requires that you score 75% or better on the exam (see Appendix A). If you fail the first exam you may schedule a second exam no sooner than the next day.

Course Completion: All courses must be completed within six months from the date of enrollment. Course completion for all the Sales Pre-license and Sales Post-license courses also includes passing a final exam within the same six-month period. In order to assist with preparation for the state-licensing exam, each student has three months to access and review the course content after they have completed a course.

Certification: Upon completion of a course, you will receive an Education Certificate. In the event the certificate is lost, a duplicate may be obtained by contacting AREA.

Notice to Student: All questions pertaining to registration, refunds, school policy, explanation of state licensing law, final exams, and completion certificates should be addressed to AREA. Recruiting: No recruiting for employment opportunities for any real estate brokerage firm is allowed in this class or on the school premises. Report promptly any effort to recruit by anyone to the AREA Director at 770-591-5552 or the Georgia Real Estate Commission at (404) 656-3916. Commission Rule 520-2-.15.

Non-Discrimination: AREA will not discriminate in fees, enrollment, or completion policies on the basis of race, color, sex, religion, national origin, familial status, or disability.

Refunds: AREA's policy is that we do not issue refunds except under the following conditions:
1) If a student purchases an online course and experiences un-resolvable technical difficulties, CompuTaught's tech support staff will offer the student a CD-ROM version of the course at no charge. If the student declines, CompuTaught will issue a refund to the student and notify AREA.
2) If the student purchases a CD-ROM course (or receives one from CompuTaught's tech support staff) and experiences un-resolvable technical difficulties, CompuTaught will issue a refund to the student and notify AREA.
In either case in which a refund is issued, the amount of the refund is equal to the retail price of the course less any shipping and handling charges for CD-ROM courses.

Course Information
Course Materials: All supplemental course materials other than textbooks will be available in PDF format, both for the online courses and the CD-ROM courses. Students can view or printout these documents using Acrobat Reader 5.0, which is included on the CD-ROM and can be installed with no charge.

Upon enrolling in the Salesperson Pre-license and/or the Brokers Pre-license courses, these items are available:
Salespersons Pre-license:
A textbook
Candidate Handbook with an application for the state-licensing exam (accessible online or CD-ROM)
Contract Forms Packet (accessible online or CD-ROM)
Georgia License Law and Rules and Regulations Manual (accessible online or CD-ROM)
Brokers Pre-license:
A textbook
Candidate Handbook with an application for the state-licensing exam (accessible online or CD-ROM)

How to Complete the Course
Starting Instructions: Please refer to the Introduction lesson, located at the beginning of each course.

Homework Assignments:There are no Homework Assignments for the Continuing Education Appraisal Courses. For Salespersons Pre-license students only: Students taking the Sales Pre-license course, must complete the following:
Nine contracts
Two listing agreements (Exclusive Seller Brokerage Engagement),
Two buyer agency agreements (Exclusive Buyer Brokerage Engagement)
Two purchase and sale agreements
One leasing/management agreement, one lease contract, and one tenant agency agreement (Exclusive Tenant Brokerage Engagement).

The narratives to be used for completing these contracts are located in your Contract Forms Packet, which can be accessed online. You should complete the contracts as follows: Listing Agreements 1; 2 and Buyer Agency Agreements 1 & 2 - immediately after completing the lesson entitled Listings 4 on the computer. Purchase and Sale Agreements 1 & 2 - immediately after completing the lesson entitled Sales Contracts 4 on the computer. Leasing/Management Agreement, Lease Contract, and Tenant Agency Agreement - immediately after completing the lesson entitled Residential Leases on the computer.

When you have completed your contracts, return them to AREA along with the signed and dated Assignment Completion Statement located on the cover of the Contract Forms Packet.(Send all your contracts in at one time.) In the event that any of the contracts are not satisfactory, you will be asked to resubmit them. ALL CONTRACTS MUST BE RECEIVED AND SATISFACTORILY COMPLETED PRIOR TO TAKING THE FINAL EXAM.

Certification Statement: All students participating in distance learning and correspondence courses must complete an affidavit certifying compliance with the course requirements. The Student Affidavit, which will be provided in hardcopy format to you after purchasing any product and is available in the course format selected (online and/or CD-ROM), must be Signed, and Dated and returned to AREA, before any student can receive credit for a distance learning course. This statement certifies that each student has personally completed each lesson of instruction. Also, please return the Product and Customer Service Evaluation form to AREA that is provided with your course.

Course Final Examination: There are no Final Examinations for Continuing Education Appraisal Courses. For Salespersons Pre-license, brokers prelicense and sales postlicense students only, please call AREA to schedule your final exam.

Continuing Education Disclosure: If you have taken a CompuTaught Sales Post-license course within the past year (either Finance and Settlement Procedures or Advanced Topics for New Agents) please be advised that the content of these courses is duplicated in part in the following continuing education courses:
