Georgia Appraiser Classifications: State Licensing Reference Chart
REGISTERED Real Property Appraiser
A registered appraiser may perform appraisals on ANY type of property except when the appraisal is for use in a federally related financial transaction.*
Requirements to become a real estate registered appraiser:
| - at least 18 years of age; |
- 90-hour pre-license program; |
| - high school degree or equivalent; |
- NO state exam - NO college degree. |
LICENSED Real Property Appraiser
A licensed appraiser may perform any appraisal that is not to be used in a federally related financial transaction
* and may perform appraisals for use in a federally related financial transaction in the following categories:
- Non-complex one to four unit residential properties where the value of the financial transaction does not exceed $1,000,000.00 and
- Any type of property where the transaction value is less than $250,000.00.
In federally related transactions licensed appraisers may not appraise real estate where a development analysis/appraisal is necessary and utilized.
CERTIFIED Real Property Appraiser
A certified residential appraiser may perform any appraisal that is not to be used in a federally related financial transaction* and may perform appraisals for use in a federally related financial transaction in the following categories:
- One to four residential units without regard to transaction value or complexity and
- Any type of property where the transaction value is less than $250,000.00.
In federally related transactions certified residential appraisers may not appraise real estate where a development analysis/appraisal is necessary and utilized.
CERTIFIED GENERAL Real Property Appraiser
A certified general appraiser may appraise any type of property for any purpose.
